A small reactive job we undertook where our client who had just moved into the property called us in to test a soil stack for a contractor who started works then realised the soil pipe may be asbestos. The contractor asked our client to have the pipe tested and left. Upon arrival we noted that the pipe was asbestos and a test would be irrelevant, as well as stating the obvious we observed that the stack was only being replaced due to a shoddy boiler install that was causing a leak from the base of the tee. On top of this we also noted that to change the stack you would need to access the void in the small kitchen extension either via entry to the side or through the ceiling with no loft hatch and a stipple coated artex. Access above the void was not taken into account by the contractor.
After listening to our client, it was obvious that how the pipe looks visually was not an issue at this stage as having just moved in there was other places they wished to spend their money.
We were able to save our client over £1500.00 by removing & reinstating the bottom half of the stack.
